The American Swim Academy is looking for a qualified Full-time Maintenance Technicians for pool and facility maintenance along with facility repair work at all four of our locations: Fremont, Newark, Livermore, and Dublin. American Swim Academy is the Bay Area's trusted swim school since 1973 and is dedicated to safety, quality and member service.

The ideal candidate will have previous pool experience. CPO certification is desirable but not mandatory.

Responsibilities include but are not limited to the following:

Maintain pools and pump room, building maintenance, and miscellaneous repairs, and cleaning responsibilities including but not limited to pressure washing pool decks, high dusting, cleaning wet area decking etc.

Schedule:

The shift is from Sunday - Thursday 5:30 AM to 2:00 PM.

Must have clean DMV record. Company vehicle will be provided.

Compensation:

This is a Full-time Position: $19-20.00 per hour depending on experience, plus benefits. A health benefits package is available for full-time employees after 60 days of hire.

SUMMARY:  The Maintenance Office Coordinator is responsible for a variety of administrative and limited accounting duties in support of the Maintenance Manager and Smith Ranch Homes residents, while safeguarding confidentiality, including: maintaining resident and vendor data and records, processing invoices and check requests, maintaining the current Preventative Work Order and Resident Work Order System (schedule, generate, track & close), etc.    

 ESSENTIAL DUTIES & RESPONSIBILITIES: 


  1. Follow office workflow procedures to ensure maximum efficiency. 

  2. Collaborate and support the Supervisor with committee agenda and action items for assigned Association committees, as well as organizing Major Expenditure Proposals (MEP) and project materials. 

  3. Assists with the preparation of spreadsheets, reports, narration, and photo essays to support the Maintenance department and assigned Association committees.

  4. Monitor appropriate invoice processes according the Association’s internal controls, policies and expectations. Maintain files and records with effective filing systems. 

  5. Assist with issuing, tracking, closing, and filing Purchase Orders according to the Association’s internal controls and expectations. 

  6. Collaborate with Supervisor or other designated staff to source Maintenance Department parts, arrange shipping, follow tracking. File and organize receipts and packing slips. 

 7. Performs administrative/clerical tasks for Maintenance Department including: typing documents, researching information, updating records and completing projects. 

 8. Assist with coordination of vendors, contactors and visitors.  


  1. Receives, screens, and directs telephone calls from residents and staff. 

 10. Check Maintenance Department office mail box, assist with delivery of information to residents, vendors, and SRH staff. 

 11. Communicates with staff for the purpose of planning of meeting rooms. 


  1. Drive company vehicle for purchase and pick up of supplies as needed. 

  2. Monitors office machines; assists users, and schedules maintenance as needed.  

  3. Inventories, orders, receives and assists other employees with office, shop, and resident supplies. 

  4. Undertakes special projects as assigned by the Supervisor.   

QUALIFICATIONS:

· Any combination of experience, education and/or training which demonstrates ability to perform the duties as described. Proven experience as office coordinator or in a similar role 

· Associate’s/College degree; BSc/Ba in business administration or relevant field is a plus.  

· Good administrative and organizational skills and attention to detail. · Reliable with patience and professionalism.

  · Outstanding knowledge of MS Office, “back-office” and accounting software. · Good analytical/problem solving skills. 

· Good communication skills, including proper telephone etiquette.

  · Organized with the ability to prioritize and multi-task. 

 · Valid driver’s license with acceptable record. Ability to drive stick shift vehicle and electric carts. 

· Ability to lift and carry items of up to 25 pounds.  

 SCHEDULE: · Full-Time, 40 hours per week.

Maintenance Technician Manager - Area Maintenance Manager

Responsibilities


  • Responsible for performance of team of technicians over multiple shifts or a large scale facility to perform maintenance and repair on client equipment and facilities systems.

  • Establish and maintain a safety-first culture by promoting and driving safe work practices timely training, best practices as well as delivering rewards and recognitions to promote safe behavior.

  • Drive performance as measured by client's Key Performance Indicators

  • Establish relationships with client Site Leads, business partners such as EHS leads and FM clientele to establish trust and credibility in the delivery of IFM services

  • Resolve FM issues at sites under purview, escalating when needed

  • Provide engineering guidance to Technician s as needed to ensure operations are aligned with site and portfolio goals and values

  • Develop and manage operating expense budgets for relevant sites including monthly variance reports

  • Initiate purchase order requests for goods and services for sites within responsibility

  • Manage subcontractors and suppliers to deliver goods and services against contracts and expectations

  • Administer training to ensure compliance, readiness and competency of staff

  • Drive and promote safety culture within portfolio including subcontractors, suppliers and visitors

  • Work with Regional Manager to oversee the delivery of maintenance and repair services.

  • Develop a strong collaborative team-based environment.

  • Collaborate with account Sourcing team on national and regional sourcing opportunities to define scope, coordinate supplier walk-through, and manage national and regional supplier performance at property level.



Skills/ Qualifications


  • Minimum five years' experience in Operations Management in an industrial environment containing conveyance, process control and powered trucks in a distribution and/or manufacturing plant.

  • Experience with managing teams of 10 or more, budget responsibilities, supplier management, problem solving, and client/ customer relations.

  • Relevant training in MHE, Controls Systems, PIT as well as general building operations

  • Must have solid knowledge of building/ mechanical, electrical systems (MEP)

  • Experience required using CMMS systems and reporting

  • Demonstrated communication skills written and verbal including negotiation and conflict resolution

  • Must have strong computer skills, including MS Excel, Word and Office• Strong organizational skills

  • Ability to align, motivate and lead a team including creating accountability

  • Bachelor's degree

Upon completion of training, maintenance employees will work a rotational schedule, which includes rotating weekends and being on-call. During the on-call period, the incumbent must respond and be onsite within 30 minutes. This rotational schedule requires the ability to push/pull a full dumpster into place and to engage the mechanical lift on the garbage truck to dump the dumpster.


 


Physical/Mental Requirements:


This position requires the ability to perform prolonged physical labor throughout the 8+ hour workday. The ability to walk/stand for the duration of the workday with the exception of breaks, to enter/exit a pickup truck or van throughout the day, to stoop, bend, kneel, crouch, reach out and overhead while performing maintenance work, to lift and carry 50 lbs. without assistance and heavier weights with/without assistance, and to push/pull up to 200 lbs. Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Working under close supervision, assists in monitoring building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

Performs assigned day-to-day repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.

Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.

Assists with installation and modification of building equipment systems.

Assists with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC.

Inspects new installation for compliance with building codes and safety regulations.

Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.

Maintains grounds of facility or property performing such tasks as raking, sweeping, leaf blowing or snow removal.

Performs welding, carpentry, furniture assembly and locksmith tasks as needed.

Responds quickly to emergency situations, summoning additional assistance as needed.

Performs other duties as assigned.

EDUCATION and EXPERIENCE

High school diploma or general education degree (GED) and a minimum of one year of related experience and/or training.

CERTIFICATES and/or LICENSES

May require valid driver's license.

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.

FINANCIAL KNOWLEDGE

Ability to calculate simple figures such as percentages.

REASONING ABILITY

Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills.

OTHER SKILLS and ABILITIES

Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
