 MAIN ACTIVITIES: Works on a set number of APT’s within a specified area. Duties include daily/weekly janitorial tasks and light mechanical/electrical work. Tasks include but not limited to internal and external washing, removing graffiti, stickers, display posters and, replenishment of consumables. Change light bulbs and check the functionality of the equipment.   The job requires some lifting of objects weighing 25-30 lbs. Requires a significant amount of walking or standing, climbing ladders, bending, driving and, working outdoor in City streets.   The job requires dealing with the public on sidewalks and driving on congested city streets. The job consists mainly of independent fieldwork.   

ADMINISTRATION: An APT maintenance employee is responsible for the upkeep of records at each APT and for completing a daily work report. They are also required to communicate both verbally and in writing with management regularly.    

PERSONAL APPEARANCE: To maintain the proper image of the company, each technician will report for work dressed in the clean appropriate uniform, as issued. Each Company Van is cleaned every day at the end of the technician shift.   Additional Information: Five days work, 40 hours per week. Field maintenance mainly in San Francisco. Company training provided. Valid CA driver’s license / good driving record necessary. Drug tests required. SUMMARY


Under the supervision of the Community Manager, the Janitor is responsible for the upkeep of the project grounds, as well as janitorial support for the maintenance supervisor.
 


ESSENTIAL DUTIES



  • Picks up refuse daily

  • Sweeps sidewalks and parking lots as needed 

  • Prepares vacated units for re-occupancy 

  • Sweeps and cleans laundry room

  • Cleans common area restrooms 

  •  Vacuums hallway/project office carpet

  • Works with Property Manager to conduct routine monthly safety hazard and maintenance deficiency inspections in accordance with JSCo and Uniform Physical Condition Standards (UPCS).

  • Operates and makes all installations and repairs in accordance with local, state and national codes.

  • Performs timely apartment unit turn-overs as directed by Property Manager.

  • Performs routine work orders as necessary. Prepares work orders for safety hazards and deficiencies to specify on the work order.

  • Participate in off-shift and weekend emergency maintenance coverage as scheduled.

  • Report physical condition needs of common areas such as the grounds, building exteriors and takes corrective action.

  • Performs overall upkeep of the grounds. Including but not limited to remove trash from the grounds, gather and empty trash and recycling bins, cleaning sidewalks, parking lots and carports.  Maintaining all areas are clean (i.e. by sweeping, mopping, scrubbing, or vacuuming). 

  • Performs monthly safety hazard and maintenance deficiency inspection.

  • Creates and implements preventive maintenance schedule.

  • Schedules and responds to work orders, including following up with residents and management as needed.

  • Ensures preventative maintenance scheduling and performance is up to date.

  • Cosmetic and routine maintenance throughout the community.

  • Unit turnovers and preparations for new move-ins conducted and meets deadlines.

  • Conducts Move in and Move out inspections.

  • Conducts quarterly inspections together with PM.

  • Performs plumbing, electrical, mechanical, carpentry, masonry repairs plastering, painting tasks troubleshooting as needed and janitorial duties as assigned.

  • Coordinates, schedules and oversees vendor work, as necessary with Property Manager.

  • Be on-call for off-shift and weekend emergency maintenance coverage as scheduled.

  • High school diploma or GED certificate.

  • Must possess valid California driver’s license & must possess reliable, insured and registered vehicle

  • Basic mathematical skills with fluency in reading, writing and communication in English.

  • A minimum of 3 years of multi-family apartment maintenance experience.

  • Knowledge of precautions and safety procedures for working with ACM/LBP in pre-1981 housing.

  • Ability to perform maintenance and repair building trades such as carpentry, plumbing, electrical, HVAC system, appliance repair, painting, drywall, plaster, fire protection system etc.

  • Ability to recognize safety hazards and take precautionary measures to protect self and others.

  • Candidate must be able to function in an on-call capacity and have reliable transportation.

  • Minimum 2 years’ experience performing the above maintenance tasks in an apartment development or comparable position.

  • Knowledge in REAC and other regulatory inspections is a plus.

Under the direction of the Director of Plant/Environmental Services, or Designee, the Housekeeper/Janitor is responsible for assisting with the overall functions of the housekeeping department. POSITION QUALIFICATIONS


· A high school diploma/GED preferred.


· One year experience as a housekeeper in a long-term care facility or hospital preferred.


· Knowledge of cleaning, disinfection, and sterilization techniques is mandatory.


POSITION RESPONSIBILITIES


· Cleans clients’ rooms, bathrooms, public areas, and offices (which entail a lot of squatting, bending, and reaching).


· Cleans and mops floors; must be able to mop with mops weighing approximately twenty-four (24) ounces, if applicable.


· Dusts furniture, light fixtures, lamps, window ledges, and equipment. Use furniture polish on furniture once per week.

Summary


Under general supervision of the Manager or Maintenance personnel, the Janitor is responsible for keeping exterior, common areas, vacant units, sidewalks and alleyways of property(ies) in a clean and safe condition.


Essential Duties & Responsibilities


General duties:



  • Cleans all hallways.

  • Cleans all common and reception areas.

  • Cleans all vacant apartments.

  • Cleans all parking areas, sidewalks and alleyways.

  • Cleans on-site management offices.

  • Maintains congenial relationships with all residents, is understanding of and sensitive to cultural background, economic status, those with special needs, and adheres to Fair Housing requirements.


Specific duties:



  • Vacuums carpets.

  • Washes windows and walls, ceilings, woodwork, door panels and sills (interior/exterior).

  • Keeps sidewalks clean (i.e., sweep, shovel, power wash).

  • Blows leaves from parkways.

  • Sweeps, scrubs, waxes, polishes and/or vacuums floors.

  • Picks up trash and sidewalk debris in and around the property.

  • Empties and sanitizes trashcans and ashtrays.

  • Cleans appliances, rugs, carpets, upholstered furniture and draperies, screens and filters

  • Dusts blinds, furniture and other apartment fixtures.

  • Maintains appliances and plumbing.

  • Assists with painting, as directed.

  • Replaces burnt-out bulbs and air conditioner filters, as needed or requested.

  • Prepares dumpsters for garbage and recycle pick-up

  • Checks locks while working in specific areas.

  • Replenishes bathroom supplies in common bathrooms.

  • Sets up, picks-up and cleans-up tables and chairs in meeting or dining rooms for miscellaneous social program activities, as requested.

  • Reports maintenance problems or any noticeable damage or needed repairs to Manager or maintenance personnel.

  • Reports to Manager any excessive noise, disorderly conduct or misuse of property.

  • Maintains appropriate janitorial supplies. Notifies immediate supervisor when supplies need to be replenished.

  • Attends staff meetings and resident meetings, as required.


EDUCATION and/or EXPERIENCE



  • High school diploma or general education degree (GED);

  • OR 1 year janitorial or related experience and/or training;

  • OR equivalent combination of education and experience.


PREFERRED SKILLS and/or ABILITIES



  • Plumbing and mechanical aptitude; good safety habits.

  • General understanding of ongoing housekeeping and cleaning procedures.

  • Trustworty.

  • Exercise common sense, good judgement, consistency and self-control in day-to-day contact with residents and in other business-related matters.

  • Familiar with power, water and gas turnoffs, clean out traps, fire extinguishers and fire systems.

  • Ability to work with minimum supervision.

  • Attentive to detail.

  • Ability to work independently and in a team environment.

  • Experience working with diverse groups, i.e., staff, residents and suppliers.

  • Commitment to the companies' goals and philosophy.


CERTIFICATES, LICENSES, REGISTRATIONS


All employees are required to have reliable transportation (private or public) in order to commute to work, attend work related trainings and other activities, as assigned. Pre-approved work related travel is eligible for mileage reimbursement.

Ability to read and comprehend written instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one situations to customers, clients, and other employees of the organization. Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

AquaTech Swim is seeking a part-time professional and responsible janitor to maintain and protect our Alameda Campus. 


The Position


The external and internal appearance of our building reflects on our brand. It is important for our housekeeper to be careful and thorough in working, cleaning and tidying the premises, as well as preventing vandalism. The ideal candidate will be experienced in a janitor role focused on building upkeep. They will have great physical endurance to cover a large space. A keen eye for detail and diligence are also imperative in this position.

Personal Qualifications & Qualities


Preferred candidates for the position of janitor have:



  • Proven experience as housekeeper, custodian or in a similar role

  • Knowledge of use and maintenance of industrial cleaning equipment and appliances

  • Knowledge of safe disposal of chemical liquids and other hazardous components

  • Familiarity with basic landscaping and handyman practices

  • Attention to detail and conscientiousness

  • Very good physical condition and strength

Pay rates vary with experience generally between $16-$17/hour DOE.
