 MAIN ACTIVITIES: Works on a set number of APT’s within a specified area. Duties include daily/weekly janitorial tasks and light mechanical/electrical work. Tasks include but not limited to internal and external washing, removing graffiti, stickers, display posters and, replenishment of consumables. Change light bulbs and check the functionality of the equipment.   The job requires some lifting of objects weighing 25-30 lbs. Requires a significant amount of walking or standing, climbing ladders, bending, driving and, working outdoor in City streets.   The job requires dealing with the public on sidewalks and driving on congested city streets. The job consists mainly of independent fieldwork.   

ADMINISTRATION: An APT maintenance employee is responsible for the upkeep of records at each APT and for completing a daily work report. They are also required to communicate both verbally and in writing with management regularly.    

PERSONAL APPEARANCE: To maintain the proper image of the company, each technician will report for work dressed in the clean appropriate uniform, as issued. Each Company Van is cleaned every day at the end of the technician shift.   Additional Information: Five days work, 40 hours per week. Field maintenance mainly in San Francisco. Company training provided. Valid CA driver’s license / good driving record necessary. Drug tests required. Purpose:
Clean and maintain floors and common areas for customers.
Responsibilities:
Trainee



  • Detailed sweep of the floor to remove stickers, chewing gum and trash from corners, edges and main area of the floor.

  • Remove trash.

  • Restroom cleaning.

  • Clean floor drains.

  • Floor washing with details.

  • Comply with tasks given by the supervisor.

  • Become qualified to handle automatic scrubbing and buffing machines.

  • Learn to wax and clean as assigned.

  • Deep scrub.

  • Light scrub.

Physical Requirements



  • Repeated bending to remove items from the floor.

  • Sustained squatting or kneeling for cleaning low places.

  • Reach above head for high dusting.

  • Swing mop for extended periods using figure 8 motion.

  • Lift and carry up to 50 pounds.

  • Operate automatic buffing and scrubbing machines. (Have torque, noise level and vibration similar to a lawnmower.)

SUMMARY OF THE POSITION:


This position performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. Nature of work requires emphasis on safe work practices, sustained physical effort, trouble shooting, problem solving, attention to detail, customer service and time management.




  • Works with Property Manager to conduct routine monthly safety hazard and maintenance deficiency inspections in accordance with JSCo and Uniform Physical Condition Standards (UPCS).

  • Operates and makes all installations and repairs in accordance with local, state and national codes.

  • Performs timely apartment unit turn-overs as directed by Property Manager.

  • Performs routine work orders as necessary. Prepares work orders for safety hazards and deficiencies to specify on the work order.

  • Participate in off-shift and weekend emergency maintenance coverage as scheduled.

  • Report physical condition needs of common areas such as the grounds, building exteriors and takes corrective action.

  • Performs overall upkeep of the grounds. Including but not limited to remove trash from the grounds, gather and empty trash and recycling bins, cleaning sidewalks, parking lots and carports.  Maintaining all areas are clean (i.e. by sweeping, mopping, scrubbing, or vacuuming). 

  • Performs monthly safety hazard and maintenance deficiency inspection.

  • Creates and implements preventive maintenance schedule.

  • Schedules and responds to work orders, including following up with residents and management as needed.

  • Ensures preventative maintenance scheduling and performance is up to date.

  • Cosmetic and routine maintenance throughout the community.

  • Unit turnovers and preparations for new move-ins conducted and meets deadlines.

  • Conducts Move in and Move out inspections.

  • Conducts quarterly inspections together with PM.

  • Performs plumbing, electrical, mechanical, carpentry, masonry repairs plastering, painting tasks troubleshooting as needed and janitorial duties as assigned.

  • Coordinates, schedules and oversees vendor work, as necessary with Property Manager.

  • Be on-call for off-shift and weekend emergency maintenance coverage as scheduled.

  •  





  • High school diploma or GED certificate.

  • Must possess valid California driver’s license & must possess reliable, insured and registered vehicle

  • Basic mathematical skills with fluency in reading, writing and communication in English.

  • A minimum of 3 years of multi-family apartment maintenance experience.

  • Knowledge of precautions and safety procedures for working with ACM/LBP in pre-1981 housing.

  • Ability to perform maintenance and repair building trades such as carpentry, plumbing, electrical, HVAC system, appliance repair, painting, drywall, plaster, fire protection system etc.

  • Ability to recognize safety hazards and take precautionary measures to protect self and others.

  • Candidate must be able to function in an on-call capacity and have reliable transportation.

  • Minimum 2 years’ experience performing the above maintenance tasks in an apartment development or comparable position.

  • Knowledge in REAC and other regulatory inspections is a plus.

· Empty indoor and outdoor trash bins replacing liners as needed.


· Clean and maintain trash enclosures.


· Clean and maintain property facades: windows, windows sills, spills, stains and de-webbing.


· Clean and maintain all exterior common areas: walkways, driveways, and parking areas.


· Clean and maintain all interior common areas: entries, hallways, ceilings and stairwells


· Clean, sanitize, maintain and restock bathrooms


 


Qualifications:


· Previous experience in cleaning, maintenance, janitorial or other related fields
