Duties and Responsibilities


  • Coordinate Plumbing and HVAC jobs with Construction Manager

  • Coordinates personnel in accordance with customer needs and job requirements as outlined by Construction Manager

  • Initiates the process of applying for permits, rebates and inspections for construction department

  • Schedules construction jobs on industry specific software, Service Titan

  • Open, clear communication with customers regarding job scheduling, job progress and other important details of the work to be performed.

  • Participates in daily meeting with Construction Manager and Accounting regarding job progress and billing.

  • Ensure complete customer satisfaction upon completion of work.

  • Able to perform basic duties of Customer Service Representative, when necessary which involves answering incoming calls and booking calls for Service Department.

  • Provide customers with information and pricing on service agreements, accessories, and other comfort improvements

  • Provide customers with information on new equipment when repairs exceed a pre-determined cost

  • Other duties as needed

  • Diagnose/troubleshoot and repair plumbing fixtures, drains, water supply and gas equipment

  • Replace new fixtures, faucets and equipment as needed

  • Snake drains and make repairs to systems both inside and exterior of the building

  • Repair gas, water and drain leaks in a professional manner for long lasting results

  • Present options and pricing to customers 

  • Complete approved repairs/improvements in a timely manner and collect payment

  • Complete approved repairs, improvements, or installations within industry standard hours per repair pricing guide

  • Clean equipment/work area

  • Ensure complete customer satisfaction upon completion of work

  • Complete all paperwork required by management, collect for work performed

  • Maintain truck inventory, keep assigned service vehicle organized and clean

  • Track vehicle maintenance and alert management when maintenance is necessary

  • Contact the office following the completion of each call, providing requested information regarding the work completed, and receiving dispatch instructions for the next call

  • Provide customers with information and pricing on service agreements, accessories, and other comfort improvements

  • Provide customers with information on new equipment when repairs exceed a pre-determined cost and/or existing equipment exceeds 10 years of age

  • Perform equipment installations if needed

  • Perform maintenance work if needed

  • Identify and suggest opportunities for quality and cost improvements

  • Other duties as needed 

Job Requirements


  • Journeyman license or equivalent

  • Ability to lift and carry up to 75 lbs.

  • Valid drivers license

  • Clean driving and criminal records as required by state laws for home service companies and by company insurance carrier(s)

  • Ability to troubleshoot and provide repairs at the service technician level

  • Two or more years of experience in plumbing installation, maintenance, or service technician

  • Standard plumbing technician tools

 Painting/Drywall Technician


The Painting/Drywall Technician assists the Maintenance Supervisor in maintaining visual appearance of the interior and exterior of the community housing units. Painting/Drywall Technician should also be able to perform basic carpentry repairs.  This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Painting/Drywall Technician will carry out assigned duties in a safe manner, and in addition to the duties described herein, will perform other duties as requested by the Facility Director and Community Director. The Painting/Drywall Technician must provide exceptional customer service while assessing and repairing the property.


Responsibilities and Duties


Position Duties & Responsibilities:


1. Must be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerant.


2. Must be able to properly repair interior drywall, including replacing drywall, mud and taping, texturing to match and painting of repair.


3. Must be able to properly match and paint walls, doors and other materials. Will also need to be able to sand and stain wood cabinets and shelves.


4. Must able to perform basic carpentry work, such as replacement of door casing, stucco trim, window sills, etc.


5. The ability to repair exterior stucco on housing units would be beneficial.


6. Must be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions; i.e., broken gates leading to the pool, broken steps, open holes and broken/burned out exterior lights.


7. Must be aware of all utility meter cut-offs, fixture cut-offs, and sewer clean-outs.

  • Achieve Swinerton productivity objectives by effectively managing and assigning tasks to crew members, while maintaining an accurate labor tracking log and communicating with other key project personnel. Monitor material cost and storage

  • Provide leadership and guidance to Foreman

  • Utilize a proactive approach to anticipate and resolve potential issues

  • Ensure that the proper safety equipment, materials and tools are onsite to perform required work

  • Communicate effectively with a wide range of individuals including project owners, architects, management, crew members, etc.

  • Ensure compliance with all work completed, policies and procedures

  • Complete other responsibilities as assigned



SKILLS OR EXPERIENCE REQUIREMENTS:

  • Minimum of 3-5 years of experience as a General Foreman Drywall Framer or similar role

  • Lift and/or pull 75lbs., climb ladders, work off ladders, man lifts or other equipment

  • Ability to maintain a standing position for extended periods of time, fully squat, bend or kneel while wearing a tool belt

  • Proficient in basic computer programs including but not limited to excel, word, blue beam, BIM 360 field and field

  • Capable of working in a variety of weather conditions

  • Form work
