POSITION SUMMARY

The person in this part time position is responsible for maintaining the grounds, curb appeal, clubhouse, amenities, and other common areas at one or more properties in order to assist preserving the asset and to provide a quality living environment for the residents. This position reports to the Maintenance Supervisor and/or Community Manager. Days off are Tuesday, Thursday, Saturday and Sunday.

KEY RESPONSIBILITIES

Key responsibilities of this position include, but are not limited to the following:
• Performs daily property walks of tour route, pending move-in units and target units ensuring all areas are considered "market ready"

• Completes basic maintenance tasks including turnover cleaning, light landscaping, and painting with minimal supervision consistent with Company policy and direction from the Maintenance Supervisor, Community Manager and/or CMS

• Assists with administration of maintenance functions, e.g., tracking of inventory, maintaining updated records in relation to Pool Log, etc.

• Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments

• Compliance with company standards as defined in the Human Resources Policy Manual, Operations Playbook and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC.

ATTENDANCE

Position requires ability to work any of the 7 days of the week, 52 weeks of the year. It is critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job and must attend training classes as scheduled. Work schedules and location assignments are subject to change. Ensure compliance with time management policies including meal and rest periods.

MINIMUM JOB REQUIREMENTS

• High school diploma or equivalent, preferred

• Some custodial or general maintenance experience preferred

• Valid driver license and automobile insurance

• Ability to read and write English; speak English and understand spoken English

• General understanding of the Microsoft suite, property management software preferred

PHYSICAL REQUIREMENTS

• May be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment), climbing ladders/stairs, and walking on rooftops

• Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion)

• Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment

• Requires the use of appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.)

  • Clean Carpets in the Hotel (Use list received from management of vacant rooms; remove furniture and place on beds, fill machine with clean water and shampoo, clean carpet, place fans until carpet is dry, replace furniture and turn room over to Front Desk, returning assignment sheet to housekeeping management)


  • Keep machinery clean and in good working order.


  • Responsible for cleaning carpets in depot offices, hallways and meeting rooms in hotel, along with chairs/furniture when needed.


  • Responsible for documenting and keeping accurate records and tracking of assigned carpet cleanings.


  • Responsible for cleaning all slab floors in lobby along with entryways on north and south entrances of hotel


  • Responsible for assisting in stocking linen closets and putting away incoming orders; on occasion, special assignments will be given, helping the hotel team.


  • On occasion must also assist the Bell/Utility and Common Area Attendant. (Please see Bell Staff/Utility and Common Area Attendant Job Descriptions as this is inclusive of the Carpet Cleaners duties).


  • Assist the Front Desk in delivering messages, running errands, providing information and directions to facilitate guests needs.


  • Adhere to all Xanterra Grand Canyon Railway lost and found procedures.


  • Adhere to all safety and risk management policies management as necessary.


  • Wear required personal protective equipment as required while performing job.


  • Other duties as assigned.


  • Responsible for reporting any maintenance issues and changing accessible light bulbs as necessary.


  • Other duties as assigned to facilitate the quality of service of hotel staff to support guest services which may require the transportation of luggage and pushing/pulling linen carts, etc. throughout the course of the shift.


Preferred Qualifications:


  • Knowledge of rooms and hotel layout on GCR property, including general knowledge of Xanterra Grand Canyon Railway guest services with the ability to convey information to the guests.


  • Previous experience in a housekeeping or custodial position.


  • A valid Arizona Drivers License.

  • Verbal comprehension (Understand oral and written communications, follow detailed directions to ensure proper delivery and pickup of guest baggage.


  • Communication skills (provide clear instructions/directions)

    This is a fast paced environment.

    Duties: Clean and stock restrooms, vacuuming, dusting, trash, mopping, and other tasks related with general cleaning.
